WHAT INFORMATION IS NEEDED BY THE APPRAISER FOR COMMERCIAL, INDUSTRIAL, AND RESIDENTIAL RENTAL PROPERTY?

Income and Expenses for the past 3 years. Income should be by unit, and annually if business or other income is included (please make sure that the utilities are divided out by type, i.e. gas, water, insurance, taxes, etc...).

List of rental leases, by unit and amount of rent. If there are none, then the length of time each tenant has occupied their unit. When was the last time the rent was increased and what was the rent was before the most recent increase?

What is the current number of vacant units?

Do you have any building sketches (all, if available) and site sketches (commercial and industrial, if available) for the subject?

Any there any easements to or affecting your property? Other than typical utility. An example would be a neighbor having access across your property to gain access to his/hers?

A list of improvements (and cost) completed in the past 5 years (residential) or 10 years (commercial & industrial). Specifically, items of interest to the appraiser include the roof, heating, cooling, windows, water heater, appliances, floor coverings, and any walls or ceilings.

Any items you think should receive significant consideration by the appraiser.
